Our Services

We have offices in Cabarete and Samana on the north coast of the Dominican Republic. We specialize in Real Estate Sales, Rentals, and Property Management. Based on our professional experience in this market — and our large inventory of properties under management — we have a vast knowledge of property valuations and market trends.

Land Valuation

We specialize in valuation of development land  and monitor site improvement costs for utility infrastructure, roads, building permits and master planning required for permits.

Property Valuation

We follow classic methods of valuation such as comparison of recent sales, replacement cost analysis, and the income approach if the property has a history of rental income.

Cash Flow Analysis

We do two types of Cash Flow Analyses. The first is for properties that have a history of rental income. The second is for property held for personal use and need a budget.

Construction Values

We work closely with developers on costs of construction for buying vs. building analysis and also replacement cost scenarios for property valuation purposes.

Development Trends

We monitor development trends for real estate investment purposes and look for over built situations that might cause stagnation in resales and the risk of profit loss.

Tax Analysis

Dominican tax laws are unique in many ways and we strive to keep our real estate investors advised of how the tax laws affect there current and future income.

What is a CCIM?

A CCIM (Certified Commercial Investment Member) is a recognized expert in the commercial and investment real estate industry. The CCIM lapel pin is earned after successfully completing a designation process that ensures CCIMs are proficient not only in theory, but also in practice. This elite corps of CCIMs includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial lenders, attorneys, bankers, and other allied professionals.

A CCIM is part of a global commercial real estate network with members across North America and more than 30 countries. This professional network has enabled CCIM members to close thousands of transactions annually, representing more than $200 billion in value. As a result, the experts who possess the CCIM designation are an invaluable resource for commercial real estate owners, investors, and users.

CCIMs have completed a designation curriculum that covers essential CCIM skill sets including ethics, interest based negotiation, financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. CCIMs have completed a portfolio demonstrating the depth of their commercial real estate experience. Finally, they have demonstrated their proficiency in the CCIM skill sets by successfully completing a comprehensive examination. Only then is a designation candidate awarded the coveted CCIM pin, joining the ranks of highly skilled commercial and investment real estate experts.

Measurement Stantards

How big is this place really? How was it measured? These are great questions to ask when comparing different properties. For example, should an outside terrace be given the same value as an enclosed air conditioned living space. What about the garage?  Should this area be given a value equal to a fully equipped kitchen?  The table to the left shows how we do an analysis comparison when determining market value.
