Santa Barbara Samana – $39,000,000 – Arroyo Barril
The Santa Barbara assembly of parcels are located on the South coast of the Samaná Peninsula on the northeast coast of the Dominican Republic. The site is approximately 125 kilometers (77 miles) northwest of Punta Cana and comprises an area in a natural and tropical environment. The typography includes both beachfront and gentle mountain slopes with clear views of the Samana Bay.
The Santa Barbara site covers 300 hectares (3.0 million m2 / 741 acres) of virgin land. There is approximately 1.5 kilometers of land at the beachfront level and the property rises 3.0 kilometers up gentle mountain slopes to the peak of the mountains.
Within the perimeter boundaries of Santa Barbara site is and executive international airport named Arroyo Barril. The runway is aligned east-west and has a paved length of 4,582 feet (1.4 km) with prevailing winds out of the east. The airport has a modern air terminal and has both a customs office and fuel facilities. It caters to private and local charter flights and is within 30 to 45 minutes flight from all the main international airports in the Dominican Republic. The airport is open from sunrise to sunset, and as such, is well-suited for a residential community and residents who own private aircraft. Arroyo Barril has a control tower during daylight hours but the airport is certified for Visual Flight Rules (VFR) only. 20 minutes to the west is the El Catey Samana International airport. The runway is in excess of 10,000 feet and currently handles wide-body jets and charter flights for international cities around the world. The airport is open 24 hours a day, lighted for night flights, and has a full compliment of instrument (IFR) approaches.
A planned development was designed by a team from Spain and includes a site plan with an 18 hole golf course, a resort hotel, townhouses and private villas. The plan satisfies all environmental requirements and all building permits have been issued. The golf course will surround the Arroyo Barril Airport and act as a buffer between the airport runway and residential units. (Image Gallery of Residential unit concept is included below.) Below is the approved site plan for the entire community which leads from the beachfront up to the mountain peak which rises nearly 3 kilometers up for the Bay of Samana.
