New Beachfront Villa Sites
Site Reservations Now Possible
A new beachfront villa community is being developed and building sites and reservations are now available. Building sites will range in size from 500 to 1,000 square meters (m2) and prices will vary based on lot size and location within the beachfront community. A $5,000 usd deposit is required to reserve a building site (starting at $99,000 for 500 m2). In addition to building sites, there are two villa designs from which to choose. Why Beachfront Villas
Private Beachfront Villas are now the preferred lifestyle over beachfront condominiums because they offer social separation while at the same time offering gated community benefits. We feel the value of beachfront villas will increase over time because of the increase in demand for more privacy.
Initial Site Plan
The site lines to the right show the first phase of the development area. Clear title is held on the land and the private villa layout is now being designed. This initial plan would include 20 private villas in a beachfront gated community. Building sites will range from 500 to 1,000 square meters. Multiple sites can be purchased if more separation is desired. As can be seen from the image to the right, closeness to the beach will determine land price but all villas will have ocean views.
The video to the left gives a brief overview of the location of this new Villa Beachfront Community. The proposed site is a short drive east of the El Catey – Samana International Airport and just minutes away from the city of Las Terrenas.
Sample Villa Designs
Villa Amapola is a great condo alternative and offers a more private lifestyle. It is a 2-story, free-standing structure with no units above or below. All villas of this design will have private gardens, private parking and optional swimming pools. Parking areas can be covered or fully enclosed. The main level includes the living and dining areas with a kitchen that serves both indoor and outdoor social areas. The upper level contains 2 bedrooms with en suite baths and a shared media room.
Amapola Floor Plan
Construction Options – We are offering approved plans for the Amapola Villa design. Costs of construction can range between $1,000 and $1,300 usd per square meter (plus 10% if contractor is used) depending options considered. In the floor plan above, there are 97.31 m2 on the ground level and 90.03 m2 on the upper level for a total of 187.34 m2. Therefore, construction costs could range between $187,300 and $243,542 — plus land costs. Thus, total costs will vary by land costs, villa size, costs of construction and upgrades if considered. (Written approval must be requested for all architectural designs.)
This villa design has 2 levels that contain 250 m2 of living space. The first level includes the main living area with direct access to the covered lounge area adjacent to the swimming pool. This floor plan is great for an indoor-outdoor lifestyle with the kitchen and serving area accessible from both the dining room and outdoor terrace. The upper level contains 3 bedrooms, each with its own bathroom. The master bedroom has a private terrace above the swimming pool with ocean views.
Cocotal Floor Plan
Construction Options – We are offering approved plans for the Cocotal Villa design. Costs of construction can range between $1,000 and $1,300 usd per square meter (plus 10% if contractor is used) depending options considered. In the floor plan above, there are a total of 234 m2 in the 2-story 3-bedroom villa and construction costs could range between $234,000 and $304,200 — plus land costs. Thus, total costs will vary by land costs, villa size, costs of construction and upgrades if considered. (Written approval must be requested for all architectural designs.)
