Monte Rojo Ocean View Building Sites
Driving the market today is a demand for space, fresh air, and getting back to nature. And of course are demands for ocean views and easy access to white sandy beaches. There is also a demand for private villas as a “Condo Alternative” where you can have private gardens, private swimming pool, and private parking — all with direct ocean views. In many areas, this is to prohibitive because the land is too flat! For this reason, we all love the Samana Peninsula with mountains everywhere that provide spectacular views. As a side note, many gated communities in cities like Las Terrenas, Samana, and Las Galeras on the Samana Peninsula have building lots as small as 500 square meters (m2). For reference, 500 m2 is equivalent to 1/8 of an acre. As you can imagine, villas built close together do not allow for much green space. The opposite is true in a Greenspace Development where the minimum lot sizes can range from 3,000 m2 to 4,000 m2 (about an acre). As an example, the Monte Rojo area is a safe and secure area about 10 minutes east of the city of Samana. To the east is the city of Las Galeras, which is about 20 minutes away. One of the most beautiful beaches in the world is Playa El Valle which is about 15 minutes to the north on Atlantic Ocean side of the Peninsula. The mountain ridge above the Monte Rojo area has a modern new road with electricity, water, and Internet services. Land prices range range from $15 to $35 per square meter ($/m2). Therefore, land costs will range between $15,000 and $35,000 for a 1,000 m2 building site (about 1/4 acre). Prices for a full acre will range between $60,000 and $140,000. We do have relationships with many architects and engineers who can create custom villa designs. Or, we have relationships with developers who have modular units that can be ordered and constructed in a timely manner. These designs are customizable and can range from 1-Bedroom to 3-Bedroom villas (and larger). Each new owner can request a swimming pool design of their choice. Group Investments – We are also putting groups together to invest in larger parcels of land to create new and close-knit communities. This is a chance for families or friends to design their own community — and have neighbors personally selected. The process is quite simple. A larger parcel of land can be purchase by a close-knit group and be laid out as each member of the group desires. The community would be run as a “Co-Op” for several months while new titles for the individual parcels are being processed. Each land owner would then have clear title to his or her own building site. This group of investors would determine lot sizes and share the expense of the common road connecting all the new individual land parcels. Bringing all utilities from the main road to each site within the community would also be shared. The other option is to choose an individual parcel available for sale and run all utilities to the subject site on an individual basis. The cost would depend on the distance of the subject site to the main road. Again, we can talk about these options on an individual basis.
The Samana Peninsula is unique because of its world class beaches and picturesque mountains that allow residential building sites to have spectacular ocean views. To many, the Samaná Peninsula is still undiscovered. Many locals consider the Samaná Peninsula to be a diamond in the rough. Most everyone knows about Punta Cana to the south and it is interesting to note that there are currently many excursions from Punta Cana tourists that come to the Samana Peninsula. They come north to Samaná for it’s natural beauty and plentiful things to do and explore. It’s only a matter of time for the Samaná Peninsula to be the primary tourist destinations with occasional excursions south to Punta Cana. There are multiple new developments planned for the Las Galeras area which is just 10 minutes away. World renown beaches like Playa El Valle, Playa Rincon, and Playa Grande in Las Galeras are just a short drive away.
